TROUBLED ASSET BUSINESS PLAN
Objective: Provide clients with a documented plan that provides the best approach to maximize returns and minimizes risks for troubled assets all within the clients desired time horizon.
- Understand supply/demand fundamentals for surrounding geographic area of the collateral to determine projected vacancy rate and hold period
- Research market rents, sales prices, cap rates, operating expenses, and deferred maintenance and all other sources of revenue and expense to ensure accurate inputs in financial model
- Determine the appropriate operational strategy for the asset whether it is liquidation, orderly disposition, project rehabilitation, or repositioning. We will use disposition sensitivity analysis in determining the best strategy
